No human has walked the property or area and the “computers” don’t know the neighborhoods intimately. While these Automated Valuation Models (AVM’s) can be useful as a reference or starting point, they can also cause confusion for the consumer. Zillow’s own CEO, Spencer Rascoff’s home sold for 40% less than it’s “Zestimate”. About 20% of the time, Zestimate’s miss sale prices by more than 20%.
